What is Infrared Technology?
Thermal imaging is a technology that allows your home inspector to evaluate and report things about your home that otherwise may not be revealed using other inspection methods. Thermal imaging technology produces images of invisible heat energy emitted from objects and systems in the home and allows us to measure it. These color images can then be included in the inspection report providing supporting documentation to the report. A picture is worth a thousand words. (insight to what it is and is not!!)
Why Is Thermal Imaging Important?
Thermal imaging helps to diagnose potential problems in your home and can sometimes, but not always, identify and document things like:
- Electrical faults before they cause a fire,
- Overloaded and undersized circuits,
- Faulty circuit breakers in need of immediate replacement,
- Potential insulation issues
- heat loss and air infiltration in walls, ceilings, floors, windows and doors,
- Electrical Hotspots on the Main Panel and other areas of the house
- Water and moisture intrusion that could lead to mold, possible pest infestation,
- Hidden roof leaks,
- Under fastening and/or missing framing members,
- Structural defects such as broken seals in double pane windows, energy loss and efficiency, damaged and/or malfunctioning radiant heating systems, unknown plumbing leaks, overheated equipment, etc.

What is a Wood Destroying Insect (WDI) Inspection?
A Wood Destroying Insect (WDI) inspection is an examination of your home’s property that will look for any signs of termite damage or infestation. Termites have the ability to cause significant structural damage to your home and having a certified WDI inspector come in and inspect your property is crucial in determining if there are potential issues. This inspection process also includes a search for potentially “conducive” conditions, meaning that a determination can also be made as to whether there is a potential for future issues that make it more likely for termites to be present.
