Home Inspections Overview

Infrared Technology

What is Infrared Technology?

Thermal imaging is a technology that allows your home inspector to evaluate and report things about your home that otherwise may not be revealed using other inspection methods. Thermal imaging technology produces images of invisible heat energy emitted from objects and systems in the home and allows us to measure it. These color images can then be included in the inspection report providing supporting documentation to the report. A picture is worth a thousand words. (insight to what it is and is not!!)

Why Is Thermal Imaging Important?

Thermal imaging helps to diagnose potential problems in your home and can sometimes, but not always, identify and document things like:

  • Electrical faults before they cause a fire,
  • Overloaded and undersized circuits,
  • Faulty circuit breakers in need of immediate replacement,
  • Potential insulation issues
  • heat loss and air infiltration in walls, ceilings, floors, windows and doors,
  • Electrical Hotspots on the Main Panel and other areas of the house
  • Water and moisture intrusion that could lead to mold, possible pest infestation,
  • Hidden roof leaks,
  • Under fastening and/or missing framing members,
  • Structural defects such as broken seals in double pane windows, energy loss and efficiency, damaged and/or malfunctioning radiant heating systems, unknown plumbing leaks, overheated equipment, etc.
  • And much more!

At Spartan Inspection Group, our inspectors will perform an infrared scan during the home inspection process to identify the common areas we find moisture, air leakage, and electrical hotspots to determine if any issues exist.

Foundation Measurements

Foundation Measurements

Your home’s foundation is the most critical part of the structure. Therefore, it is vital for homeowners to recognize the importance of having their foundations examined thoroughly to identify any potential problems as soon as possible to prevent major costs down the road.

Here in Texas, homes can potentially experience shifting in foundations due to varying climates such as intense dryness that occurs in the summer season in contrast to the unpredictable rain and ice that can occur during the winter and spring. These fluctuations have been known to cause movement, therefore, resulting in the potential for the foundation structure of the home to shift. Structural issues can be extremely costly which is why it is highly recommended that you have your home’s foundation evaluated.

At SIG, we treat your home the way we would ours. That’s why we place a high priority on the inspection of your home’s foundation that goes beyond just a visual assessment. We use a sophisticated technology called the Zip-Level Pro-2000-High Precision Altimeter also used by professional structural engineers- to evaluate and measure to paper-thin precise measurements of 0.005/ without the use of lasers and determine the integrity of your foundation. Don’t settle for less than the best when it comes to your home by getting reliable data representing our findings after evaluating the structure of your home! Contact us today.

Wood Destroying Insect (WDI) Inspection

What is a Wood Destroying Insect (WDI) Inspection?

A Wood Destroying Insect (WDI) inspection is an examination of your home’s property that will look for any signs of termite damage or infestation. Termites have the ability to cause significant structural damage to your home and having a certified WDI inspector come in and inspect your property is crucial in determining if there are potential issues. This inspection process also includes a search for potentially “conducive” conditions, meaning that a determination can also be made as to whether there is a potential for future issues that make it more likely for termites to be present.

In the case that termites or potential termite-conducive conditions are found, our certified WDI Inspectors will make the appropriate recommendations for treatment. By choosing to have a WDI inspection done on your home, you are being proactive in preventing significant potential damage, which will prevent stress and costly repairs in the future.
